@Kerry Noble Jr Thanks for the info. I need to do some research for your area. Are you a Realtor or a RE Investor who has done fix & flips?

I want to find areas that have better returns on my money. But I am still doing it in my area too. 

We have GC's onsite that run the contractor crew and they only get paid after each phase of work is finished and inspected. These are reimbursement draws so no money is paid up front. We have Investor Friendly Realtors in that area that will get commission when we buy the property and again when we sell it after the rehab if done. That Realtor also takes pics of the progress for us and does onsite inspections of how it is going. There are checks and balances for everyone with great cost incentives! If the GC and contractors fall behind or aren't getting the work done, then they won't get paid and they will be replaced with a different crew.

Hello! I've been doing Fix and Flips in the Springfield, MO area since 2004. Now I'm looking for recommendations for great areas that I can do the Fix and Flips Virtually and still make good profits. Thanks for the help!
