Thanks, Jovon. I did check rentometer. I checked under 5 bedroom house/duplex. On average i am seeing $875 - approx $950 for 2 bedroom 1 bath duplexes. Not checked Craigslist or Hotpads. Thanks for the suggestions!  I keep forgetting about them. :) In this current duplex, it's listing as one side being rented and occupied at $610/month (not $650.) . But looking at it i am sure it needs work and is under rented value.

Thanks for the reply, Amanda! One side is currently rented for about $650 and the other is stated to be need a complete renovation. For a 5 bedroom, the total rent is estimated at about $2,434 median via rentometer. Have not priced out the actual rehab. Just estimating for practice if i am crunching the right numbers :) That rent total monthly would be lovely which peaked my interest in this property. :) Thank you for your input and if you have any other suggestions please feel free. Have a great weekend!

Good information, Susan. If i may ask, did you use hard money or private money for the initial renovations?

Greetings Everyone.

I want to move forward & clean up my credit, but am worried about my families money. Approx 6 months ago, i obtained a debit card from a family member. Just for grocery shopping when she cannot. They gave me a card with my name on it. I owe on student loans (about 10 years since my last contact with them) and am worried about putting her money at risk when i start the process of diving into my credit history. Should i take my name off the account till my credit is 'repaired' or am i being paranoid? Last thing i want is to jeopardize her money because of my loans.

Thank you all and have a great day!
