Hello BPers:

I am looking to rehab a duplex I own free and clear in Spokane, WA. Here are the details on the opportunity:

1884 sq foot house = 942 per unit

Built in 1923

Cost of Renovation = $70,000

Estimated ARV = $130,000

Time to rehab = 4-5 months

Exit Strategy: Upon rehab completion, I'll get a traditional mortgage and pay back the Private Money Lender in full, plus 10% interest ($77,000).

About me: I'm currently completing my 2nd rehab on an investment property. I do not live in Spokane, but I have a General Contractor I've been working with this past year, and I travel there occasionally to check on things.
