To clarify
Utilities are not in yet but it's priced to reflect that. Electricity is at the edge of the property. Roads are already widened traffic is in place so it looks like I have to put in water sewer. There are houses and multifamily residencies surrounding the lots.
I do have an investor I am going to need some additional financing.
To bring in a track record I am thinking of working out something with the developer that brought it to this stage as a sort of mentoring experience. I'd stand to make less but I'd definitely have a front row seat.

I didn't expect that it would cover it but it would give me a real incentive to pursue this opportunity. So I am not just in this for a grant it but it would help so I like to make it count for what it's worth. I think I can obtain financing for this. It does look to be profitable (low debt to service ratio) from the proforma and what I can tell without getting solid estimates from a contractor / builder. That's the next step I'll be taking. The county really wants this developed and may be willing to support development. Here are several factors as to why I think that.

Factors involved :
The council supports this being developed and nobody is biting in this climate and it's just vacant.
A nonprofit vocational school will be established in a portion of the office space. This is a small startup operation takes a few offices which I assume would be hard to rent at the moment anyway. Eventually relocating to an actual campus but that’s for the sequel. This secures accreditation before we do.
Community facilities below (might qualify us for rural community facility aide) specifically public internet lounge targeting tourists, those without internet at home(there’s a lot of unserviced areas here) and people who just need a hotspot. Situated next to cafes / restaurants that would benefit from the traffic.
The area is going through a farmer’s renaissance as they’ve coined it and suddenly everybody is involved in the local organic rage. We plan to provide a platform for that with a market and direct from the source restaurant. Rural development should like that. That’s part of why this place is so desirable to move to chances are the customers will too. Again I don’t know these factors affect a thing but this really might be the right time to ask.

I have been reading through the forums and there has been some truly invaluable advice / moments therein. Thank you for your insight. I am now doing some legwork towards developing a property in rural Hawaii and I'm looking to understand some specifics.


I noticed some discussion about tax credits (like low Income housing and rural development). I think I have a chance at rural development grants / loans in this location and have scheduled a meeting with the respective offices to explore these possibilities. In the spirit of due diligence what should I know going in there? I would like to know a little more about what I'm asking. Essentially how I would want to phrase things so that they get the impression I researched and wish to move forward. I am open to suggestions (i.e google this, look up that) but of course welcome direct input.
I will be bringing :
A business plan
Moral support /architect (my significant other)
My wits about me and hopefully the right questions :D
I am aware developing is a challenging thing but I’m an innovator. Challenge is one of those reoccurring themes I associate with things worth doing.

What I am looking at : a commercial strip 2 acres highway frontage. Shovel ready, commercial zoned, ocean views and in the middle of an up and coming rural town. They basically have a lot of housing in the area with many high end buyers moving to it. New multifamily developments for seniors and lots going for 250,000 (when they do go). Commercially speaking they have no “town†until somebody actually develops a center -with the way it’s been going it looks like it will take off. I want to build some 2 story buildings for leasing out. Exit strategy is build and hold. I would be occupying some office space for my own business. I am unsure about how to do market studies in such a situation and would like suggestions as to how I'd go about that...

I am hard at work doing just that (checking the developing forums, learning from past questions) thought I'd introduce myself first. I am fully aware of the challenge and that's how I like to work.
I found a rather rare opportunity so it's making me consider getting started now rather than latter. The economic conditions are a factor but in the long term I think this is something I want to do. Before I go ahead with it (or don't) I want to make sure I come armed with knowledge.

Hello
I am looking for other developers here so I can make some ways up that learning curve. I was referred here by a friend from another forum. If this is where he learned his stuff and am excited to get started.
I am looking to get into developing in Hawaii starting with a small commercial area for an up and coming rural town. Hopefully I've come to the right place to learn how the professionals think. :D
Specifically I am looking to research, understand aspects of due diligence and some tips for taking a zoned ready to go project to financing.
