Thanks Jonathan. Appreciate the info.  Some good points there with regards to the commercial tenant and the bank assumptions for the loan.  I plan to manage myself to start out.As for Improvements I'm estimating 20k but how do you handle that when it is fully rented?

Looking For some help with analyzing this property. I have been analyzing properties daily to find out what market makes sense for my first purchase. Any feedback is much appreciated. Details of property, 4 units plus 1 garage. 1x commercial space (coffee shop), 1x studio, 1x 2 bedroom, 1x 3 bedroom. Only vacancy at moment is garage but assuming 150/month for this calculation. Rents are on lower side but with some improvements hope to increase. Only expense I did not include was sewer...thanks in advance for any advice.!!
