If you want to add to your portfolio or jump-start your landlording business, this would be a good one.  Nice off-market cash-flowing rental available.  Tenant has been in for 2 years but the lease ends April 30, 2017.

Here are additional details:

  • Sale price is $65,000
  • Buyer's commission to agent is $1000
  • There is 1 violation from the City of Parma and that is to fix 2 squares on the concrete driveway which will be about $600
  • The tenant has been in there and paying on-time for 2 years @ $920/month and tenant pays all utilities and lawn care
  • Rent estimates are about $950/mo.
  • MLS comps say it is worth between $70k-$75k with the way Parma has been very popular. See the attached comp report
  • I do not have pictures
  • If you are from out of town, I will gladly assist you in coordinating an inspection and pictures
  • Please do not disturb the tenant!

We currently have the property described here under contract and we are willing to sell the contract.  It is decent duplex in an emerging neighborhood - the historic Franklin Ave district.  

Great CAP rate of over 23% based upon $600/month rent each. Property taxes are about $900/yr, homeowners was calculated at $1000/yr and water is about $1400/yr

1 of the 2 units is occupied with the tenant paying month-to-month.

There is a community garden and a home down the street being completely remodeled. 

Great opportunity for appreciation.  It does need work but not a complete gut if renting. 

The home inspection should take place next week, so that would be the time to get in and see it.

We currently have the property described here under contract and we are willing to sell the contract. This home was recently renovated. We estimate the ARV to be about $110,000. It is in fantastic condition and may only need less than $1000 worth of updates. The rent estimate is $1100-$1200/mo. This is a nice neighborhood.
