Quote from @Brad Hammond:

What if you try house hacking a multi-family property? You can use 75% of the other rents towards your income/DTI.

I would be open this for sure. I didn’t know that those rents would count towards your income.

My wife and I are trying to buy a house. We have about 30k liquid to spend on the down payment. We are looking to go for creative financing as our incomes don’t qualify for a good conventional mortgage in our market.

I’m looking into subject to, lease to own. What would be the best route for us to take?

Thank you BP

Good day to all here at BP. I heard about this forum from Rich Dad Poor Dad and I'm excited to be here surrounded by you good people. I hope to move through the stages of real estate investors from think like a millionaire, buy a million, own a million, receive a million.

I have always loved real estate and walking up and down neighborhoods looking at what was for sale. I thought real estate deals were out of reach for me, but I am quickly learning that with the right leverage, I can move the earth.

I am interested in home hacking to start and want my first property I own to be a fourplex. Thank you all so much for having me here.
