We went with 2 of the wash towers in our STR and we are our cleaner's favorite house to care for - the love that they can get all the linens clean so quickly! That was an unintended side-effect.
Being that we are located close to Disney, my thought was for all the parents that were doing a ton of laundry - and they have appreciated it as well....got some great mentions in our reviews!
Love these units!
Post: Facebook "Drip Campaign" for an STR

Hey Y'all!
I have an STR and I'm wanting to gently reach out to newer markets. I have paid for expensive campaigns before where Facebook pushes your ad in front of people, and that pretty much paid for itself - got a couple bookings and built a following - but it was quite expensive and rather labor intensive.
Now that the property is doing rather well on it's own and I don't need to push as hard, I have heard friends and mentors they they run a FB "drip campaign" to "keep the flywheel spinning", so to speak. I know that Facebook algorithms, like Google, change constantly. So I'm wondering where to go to learn the latest and greatest about FB marketing.
What are y'all using, and where do you find your info to make the most out of your social marketing budget?
Thanks!!

Hey @Christian Rodriguez,
I haven't been in the BP forums for a few years, finally making time to get back in the trenches.
Are you still looking around Lockhart? I'm just north of there, but my sister is a RE agent in town.
I have not invested in the area (and don't intend to personally, unless a no-brainer comes across), but if I can be of any assistance, give me a shout!

Well, I'm years and months behind, but currently in Bastrop. Would be willing to get together to chat with like-minded folks as well.

@Catherine McCoy -
Are you local to John?
I am looking for this exact thing, but I reside in Texas and have an STR in Florida.
Everyone that I've reached out to does not exactly give me a 'warm and fuzzy' that they know what they are doing, you know?
Your description of John's company sounds like it's what I am really looking for.
Thanks!!

Same here in Texas.....actually listed in the local MLS....been considering this as an avenue for rental income as I have friends in the mobile home sales business. Thinking that I can get them to keep their ear to the ground to let me know when someone may be in a foreclosure situation.

Greetings BP!!
So, I am currently residing with my family in a 2/2 townhouse in Huntsville, Tx. We are currently working on getting our former primary residence sold in Spring (N. Houston), and when that closes, we will be looking for another primary in Huntsville (that I want to live and flip, but that is another story....)
I have a few questions and am looking for opinions as well as facts, if any can be dug up from the information that I can give....
1 - I really, REALLY do not want undergraduate 'kids' in this townhouse. What can be done to target it towards an older audience? Is it legal to give a discount for post-graduate students and/or families?
2 - Appliances - I plan to leave the refrigerator and washer and dryer in the house. I don't want to have to move it, and my better half wants better appliances. One option that I considered is 'leasing' the appliances monthly to the new tenant, whoever that is....Say $25/mo for washer and dryer and $25/mo for fridge....or just leave the fridge as part of the package...that seems to be standard in this particular townhome community.
3 - Attic space.....do you typically allow tenants the use of the attic? I have built in some storage in the attic, and the HVAC equipment is up there....I really don't want someone messing around that stuff if I don't have to. Are there any rules about this?
4 - HVAC - How do you ensure that your tenant is changing the HVAC filters every month? I don't have an issue doing this myself, as I live (or will be living) local, and it would give me a chance to get into the unit for a quick look-around, but what are y'all's thoughts?
I've lurked on BP for years....finally getting involved....thank you, everyone, in advance for all of your help and guidance, and I look forward to hearing from y'all!!
