David,  come to 12929 E Sprague ave tomorrow night (Thurs. Aug. 17th) at 630pm. Team investpro is doing an introduction to Velocity Banking, how to pay your 30yr mortgage off in 7 to10 years, not bi weekly or anything else you've heard of. The way banks pay there bills! We're not taught this in school because it does not benefit the banks. I think its the answer to your question. Win/win for you!

Team Invest Pro is a local community of investors helping each other through education and the vast and varied experience of its members.

James, as you start connecting with contractors here in Spokane, make sure they are licensed, bonded and insured. Alot of investors have been having problems with the people they hire not actually having their paperwork in order and out and out lying about what they can and can't do. And make sure your contracts with them are complete. Watch out for Craigslist. Word of mouth referrals and references that you actually see (the completed work, Internet pics can be faked) and talk with the reference. Don't count out short sales, we have quite a few community members working with them. The trick is getting them before they are marketed as such.

Glad to see your still following your dream.

The title companies that are saying it's illegal are referring to the Dod Frank rules that were adopted after the crash, not many fully understand them, so they use a broad interpretation. Anyway on an assignment of contract they are not really involved. Your buyer will be the one closing. And a double close is exactly that two separate closings. First you close on the property, then you sell it to your buyer, a compleatly separate closing. You have to pay the closing costs twice. The only time that there is any special consideration by the title company is if you want to use your buyers money to close your purchase, this is known as a wet close, and not real common here. That is why the company's you've talked to seem confused. Sorry I can't recommend any for you as I've not needed to do a double close, and everything else has beenot handled through the Team Invest Pro community. I'm an investor here in Spokane, I'm also a member of NEXT GEN REI Club of Spokane, we are one of the oldest and largest REI clubs in the area. There is also a new group based out of our building. "Team Invest Pro" is all about building a community based on a common education and desire to thrive as a Real Estate Investor. They are building a community of investors helping each other succeed. Next Gen REI Clubs monthly meetings are usually the second Thursday of each month. Hi Tanya, and Adam. I am a local investor here in Spokane as well. BiggerPockets has a lot of great content, check it out. I am also a member of NEXT GEN REI Club of Spokane, we are one of the oldest and largest REI Clubs in this area. We have a great group of Investors, from brand new with no experience to seasoned vets. We would love to have you both come and check us out. Our meetings are the 2nd Thursday of each month. This month it is on April 14th from 630pm to about 830. It's actually going to be the first day of a three day workshop for "Team Invest Pro" a community of investors dedicated to helping other Real Estate Investors thrive, through a combination of a common education and a community working together. Thursday and Friday the guest speaker will be Scott Rowe, he will be showing how to build your REI business to six figures and for those dedicated few,how to do 7 figures. On Saturday he will be leading "Team Invest Pro's" official launch here in the Inland Northwest.

Friday, April 15th. 10am break for lunch at noon. Q&A    follow up starts at 1p
