Hi everyone

We entered RE investment because of this forum.

Just purchased a first rental property and feeling nervous.

On our first day of being newbie landlord, one current tenant called and said “ it is too hot in the units, can you add a screen door to door so that I can open door to cool it down” and then “can you install AC in the unit? I can’t believe we don’t have AC here”

By law, I think I am not required to install AC. How do I respond? I said I don’t plan to install AC. If she wants to pay for an AC unit, that is no problem. Right?

Anything I need to know about tenant installing AC?

Any advise is appreciated

Background check other than criminal history is still allowed right? Like evictions, credit scores, rental history from previous landlords, etc.

have been looking at disclosures, analyzing deals and interested in getting into section 8 in Oakland.

What is the rule regarding bedroom size when determining the FMR value?

I remember reading somewhere it’s the SMALLER of the voucher bedrooms and the actual unit bedrooms.

However, I do see a case of 1 bedroom voucher living in 2 bedrooms units approved for $2100 in East Oakland.

Maybe it’s up-to OHA to decide, and there’s not a universal rule for that?

The concern is if there’s less 3bedroom voucher holders than available 3 bedrooms units, then there’s a supply demand risk and that has to be factored into the value when dealing with section 8. 2bedrooms should be fine, but not 3bedrooms and above.

Does this concern makes sense at all?
