Hi Kirk, yes I have a CMA. This is every home within the tract, sold since 1/1/15, over 2600 SF. You can easily increase the square footage to about 4,000 SF by adding drywall, windows, etc in an already enclosed area of the house. It comps well.

This home has an unfinished enclosed area which can easily increase the square footage of the home from 2966 SF to nearly 4000 SF by adding a drywall, electrical, windows and doors to an existing area. The improvements should cost about $250k, and the ARV is $1.3M. I have good comps. I also have arranged 90% financing.
