I listened and enjoyed the quuiiiiickkkk tippp.

I am starting to notice a lot of the people that are interviewed started out in situations where their parents were able to loan them money or buy their first property though,

Rates have to go up sometime right? Try to increase rates for every on your next lease. If they dont rent, bring them back down.

Our apartment complex will rent the same unit for anywhere from 800-1150 in a 2 year span depending on current market conditions.

If its not on the market yet, just raise your list rent price by 5-10% and see what happens?

Yea now that its done, there is nothing you can do, but I would take it to a coin store and see what they have to say. Most of the guys at coin stores are very helpful whether you are there or make a purchase or not.

I think you are in the wrong area, but welcome. You will need to live in an FHA home for a year before renting it out, unless its a Duplex, then you can have the best of both worlds.

Be careful, FHA fees and high PMI for life of loan can kill cash flow very quickly Ive found.

I think I would work on paying down credit cards first, Im not sure your gains can beat your losses as a new investor.

Maintenance is ~4%, management is ~8%, and vacancy is ~4%.

Where did you get these numbers? I have been using 10%, 14%, and 8% and didnd think they had THAT much fat in them.
