FYI.  Do not go with Ally if you have any rental income.  They will close your account with little or no notice.

Hi!  We recently identified a property we need to sell in order to recoup capital for another investment.  We spoke with the tenants end of August, and they weren't interested in purchasing the property, so we let them know we could be listing it.  We found an agent and work out details, and we go to confirm the schedule for open houses (which we originally agreed would be the minimal impact to them) and the wife is NOT happy now.  She is worried about people using the restrooms, people stealing her stuff, etc, during the open house.  So we went to switch to an open house model so each person has a realtor escort, now the tenant is saying that that is too intrusive to her family and it is not an option.  

Does anyone have any success stories or pointers on how to sell this home?

I agree whole-heartedly with @Jon Q.   Having lived in the coastal south for most of my life (Florida, New Orleans, and Houston), and having lost everything in a prior hurricane, it's just tempting fate to have property anywhere along there. Each storm will be worse than the last for a variety of reasons but mostly poorly maintained and/or inadequate infrastructure.  

I'm not sure who said the quote, but it goes "Live where you want, and invest where it makes sense."

@Scott Hibbert . I rent SFR and I see about .7% rent ratio. Not horrible, but doesn't bode that well from a cashflow perspective. MultiFamily tends to get better rent ratios. It is quite a bit of capital to tie up in down payments too.

@Scott Hibbert You have options.  You could use an online service such as EzLandlords.com, download a generic template from your City/Municipality (Boulder actually has the Boulder Model Lease... it's a little quirky, but works), or best yet, work with a lawyer.  We write our own, then give it to legal (so as to not pay for the time for them to write one).  

And $650K is quite the budget.  What type of property are you looking for?  Have you considered your rent ratio you are trying to achieve?
