Well, I ordered a title search from ProTitleUSA on Monday and I called them today and will receive it today (is what they said). Originally they said 24-48 hours. The house that I'm interested in got postponed to October so it isn't going to be a problem. Has anyone else ordered a title search through an online company and how did it go?

Hi,
This Friday is our sheriff sale and I just closed on my last house so my money is available. My lawyer said there isn't enough time for a title search(or he didn't want to do it). There is a house that I'm interested in. Do I find another lawyer to do the title search or try to do it myself or wait for the next sheriff sale? Is it worth the risk?

I talked to my plumber who is a Master Plumber and an excellant one. He didn't even understand some of the verbiage of the inspection. He seemed to like the word "improper" for items that are always in older homes. He originally replumbed the basement and it was running perfectly.
Anyway, there's no use arguing and I've already lost that buyer. I'm going to fix as much as possible on this laundry list and I'm going to have the same guy come back with me there like McKellar suggested. Thank you, everyone!

I just sold my first flip and made the mistake of being happy too soon. The inspector went through and tore it apart even though I had the electric and plumbing inspected and made some major changes to the plumbing in the basement.(I used a Master Plumber) Long story short, my buyer backed out. She's a single girl and got spooked. I guess my next move it to have everything on the list reinspected by my construction crew. Some of the problems need to be addressed and I want them corrected so I have a good product but some of them were stupid. Very frustrating! Any advice?

Thanks, everyone for the great advice! One thing is my sister-in-law didn't have all the open houses, she is a good realtor and very busy. She had colleauges who wanted to have the open houses and find clients.
I spoke to her about some of the suggestions and we are going to offer a $1000 cash to anyone that purchases by a certain date(not determined yet). That coupled with a drop in price should get more traffic through the house. Another showing today but I haven't gotten feedback yet. My sister-in-law calls the agent after the showings so I feel like I'm getting timely feedback. Now it's up to luck and God!

The only 2 setbacks are it is on a busy street and the rooms are not large. I told my sister-in-law to tell people that they are assured their street will be plowed first, which in Erie is very important in the winter. Anyway, maybe it should be lowered but I'm going to give it 2 more months because we first put it up for sale in Dec and sales were low.
Is there a better success rate to selling yourself or using a realtor? I'm a salesperson by trade and I think I could have sold it by now.

That's awesome information, Steve. I noticed everyone is saying to go to the courthouse to get the list. Our lists are online or do I want to get them from the courthouse for more information?

Jake,
I would love any tips/methods you have. The first house I bought was on Auction.com. It's been 3 months since I put it back on the market but nothing concrete. The carrying costs are low but I'm anxious to get it sold.

It would be great if you can simplify these tips in basic terms as I am new to this business. :) Thanks Jake.
