I really think it depends what market you're in, and what type of resident base you have. In East TN, it still works. Not sure if A type assets are gonna work on Craig's List

Choose your markets wisely to invest in. The business is already challenging, and with goats moving the goal posts, it becomes even more difficult.

Then they wonder why there is massive migration to the south and sunbelt. I was just talking to a banker who moved from Chicago to Knoxville yesterday, and he said it has become unaffordable and unlivable, in his words. I could see the pain in his face because he loves him home, but he decided to move for those reasons.

I think your post is very interesting and true in many instances. We are educators, but as far as I can tell, the only multifamily educators who don't have a fund or raise capital from their students to fund our own deals.

I'm not saying this is incorrect, or wrong, I didn't get into the education space to teach people how to buy small AND large multifamily, only to turn around and ask them for capital. The community should be for members only, and they shouldn't compete with the educators.

The real problem, in my opinion, is groups that only teach syndication. There's a lot more to the business than just raising capital, for instance, learning the fundamentals of the business, and the various ways to get into deals.

If it was me, and I never wrote a commercial lease, I would engage a commercial broker and let them write up a lease for the unit. I know it may cost up, but they will be able to add the proper verbiage/guarantees/escalations/protections that you may miss, and they will market it for you as well.

The you have this lease available for you to use in the future.

Have you thought about bringing in an investor and or raising the capital to fund the growth. The downside is that you're gonna have to share in the profits.
