I'm sure this has been asked but I'm still confused on the closing process of a wholesale deal..
-bring purchase agreement and assignment to title Company
-meet on closing day
My questions are what do I bring on the closing day, and when does the buyer pay. I've seen people say that they wire the title company the money, and I get paid from them 2 weeks later. And I've seen people say I get paid on the day of closing.
For the closing day I've seen people say I get "HUD" two weeks later and I bring that? Anything helpful is much appreciated

@Linval T. i had another question if you dont mind answering. everywhere i look for step by step guides, i always come across "quick guide to wholesaling" or "5 steps to wholesale" and things of that nature. where all it basically says is market, put under contract, find a buyer, close, get payed. I am looking for an in depth guide. the more in depth the better. Because i dont really know what to do after i get the purchase and sale agreement signed. I think I call the title company and open escrow? then find a cash buyer, assign the contract, then call the title company again and then close? im not sure if that is correct or if there is anything else, like calling a real estate lawyer? or when i would even do that. Thank you very much for you help
