Here is one way to track rent-roll in QuickBooks for property owners and property managers:

-Edit customer
-click on additional info
-click on Define Fields
-Enter Rent
-Select Customers
Click OK 2 times

Go to Reports:

-Customers
-view Customers Contact List
- Modify Report
- on the bottom left - scroll down
-select rent
-click on Header/Footer - change the title to read Rent Roll
-click OK
-name it as Rent Roll Report
-Click on Memorize report

We also add the purchase date after the properties name.

If you are using QuickBooks, there is a document management program "SourceLink" we use. Whether you are a landlord or a property manager, all documents even pictures are attached with the transactions entered in QuickBooks. At the same time the HUD, leases, Loan papers can be attached.

We are an investor team, Accountant, Advance QuickBooks Certified ProAdvisor and Publisher.

I also run the Cash Flow subgroup (DIG). I am looking to share and learn more about investing in rehab. At the present time we only hold our properties.
