Thanks Teri.  I've researched that area quite a bit too.  Working on a hiking trip in Eastern UT and perhaps Western CO.  I will certainly add it to my list.

Am I right in assuming that jobs are a bit harder to come by?

Thank you all.  Indeed, Idaho does seem to check a lot of boxes.  I've traveled extensively out West BUT have not spent much time at all in Idaho.  I have spent some time in Colorado though.  My guess is one of the biggest differences is the political climate.  Colorado being more populated and much more liberal.  From what I read and hear, with the huge increase in out of state transplants, Idaho is becoming more liberal as well.  It does seem like a melting pot, especially in Greater Boise.

Until my wife is back in the work force, which will be a few years, we are a one income family making around 80k with 70k in the bank.  Not much, but enough to start.  My hope is that when my wife returns to the workforce will be timed well with us buying another investment property or single family.

Any other up and coming spots out West that any of you would recommend?  Family friendly and easy access to mountains is a plus.

Thanks Don, appreciate.  Over the last year or two I've done quite a bit of research on the greater Boise area.  Very attractive, but I certainly would be getting in late to that market.

Any particular suburbs or neighborhoods in the Idaho Falls area you would recommend?  Coming from a city on the East Coast there are no shortage of multifamily units, but I know they are much rarer out West in general.

My wife, two children under 5, and I live in a small city of 100k on the East Coast close to where I grew up. We would like to relocate out West; the Pacific Northwest, Idaho, or Colorado.  Ideally when we relocate we house hack, and then buy a single family home to raise our girls in and keep the first property as an investment.

Why out West?  Simply put, the outdoors and space.  We greatly value time in the outdoors; camping, hiking, sports, hunting, etc, and finding this on the East is a nightmare.  My job search will dictate where we end up to some extent, but I want to make sure I'm targeting my search well.  Any advise would be appreciated.

Thanks!
