If you were at a dinner party and a guest at the dinner party asked you this question, what percentage would you give them?

"...what would you say on average is your total rental property expenses compared to the gross income that you bring in?" Based on a SFR in a lower priced mid west area

What number would you give them?

I know, I know, there are a ton of variables, but on average what would you tell them?

I luckily found an independent handyman/PM that I am very happy with however if something were to happen to him I would be screwed without a replacement!

I have worked with Geisler Realty in the past and my step father has also worked with them...both of us ended up firing Geisler Realty after using them for only a couple of months. They place renters in properties without even running their credit! They are NOT a good outfit and I have nothing good to say about them. They DO advertise as property managers in the YT area and that is why they get some business (mostly from out of town investors) who have limited local access to GOOD PM's !

BEWARE and ALWAYS get personal references from investors in the area!

I am covered through American Modern Ins Company, I own over 5 SFH's and the policy premium is about $50 per month for $1,000,000 liability coverage and replacement cost on each house.

I currently have a great property manager who helps me manage my properties in the greater YT area. He is a good people person, super honest, and an excellent all around handyman that can fix almost everything in a professional manner! The only problem is that he is in his late 60's and he wont be around forever and I need a good back up plan. I have no desire to hire a property management company in YT because I have already worked with a few and none of them are good and honest people in my opinion. Everyone wants to overcharge you for simple maintenance work and do the least amount of "managing". If you happen to know of an individual that could be of service to me please advise...thank you so much!
