I am also searching for a investor friendly real estate and/or business CPA. Would appreciate any good referrals. 

Hoping to be of some help to those affected by the fires and desire to rebuild but are under-insured.  These are very low interest SBA loans (less than 2%) for businesses, homeowners and renters.  However, there are strict short registration deadlines - 

SBA Approves $214 Million in Disaster Assistance for California Wildfires

Jan 11th Deadline

The U.S. Small Business Administration's Disaster Field Operations Center-West Director Tanya N. Garfield announced on December 20th, 2018, that the Agency has approved over $214 million in federal disaster loans for California businesses and residents who have been affected by the recent wildfires in Butte, Los Angeles and Ventura counties in November.

Specifically, the SBA has approved $7,557,300 for businesses and $206,500,200 for homeowners and renters. The loan will be used to help residents rebuild structures and financially recover from these latest natural disasters.

Businesses and residents in areas affected by the California wildfires are encouraged to register before January 11, 2019 with the Federal Emergency Management Agency at www.disasterassistance.gov

The Economic Recovery Act allows SBA to grant loans up to $200k for homeowners and $40k for renters for disaster recovery at an interest rate of only 1.7% but you must apply within 60 days of the disaster. FEMA generally may grant up to $34k but in reality they typically only actually give $4k to $6K, so may not want to wait for them.

Check the language of the lease.  Most include a provision that states any modifications must be in writing. 

I would recommend you checking with an eviction attorney in your state.  It may be possible to enter into a settlement agreement that would allow her to make payments and stay in the property for a certain time period to ensure that she is back on track, then if she fails to make any payments on time in that period, you can still execute the writ you already have in your possession without the need to go through the eviction process again.

I'm new to investing but was presented with a potential deal.  

Purchase price: $550,000

Home built in 1922, 1000 sq ft, Class A neighborhood in San Diego

ARV: $760,000

Known issues: unpermitted garage conversion, broken windows (vagrants may have been inside at some point)

Home has deferred maintenance concerns, and it is not possible to view inside to inspect further.  Are there any general  repairs that would typically need to be done or is it possible to determine what may need to be done by going to the city Building department to determine when the last permits were pulled?  I'm trying to get as close as possible to determining the amount of rehab necessary to garner a sales price of $760,000
