They are on a month to month lease.   Advise the city of the issue and how you are handling it; assure its in writing.  Normally, outside of blatant avoidance of repairs, you can give them a 30 notice to move out. If they don't, you can evict. 

Simply do a 24 hour notice to enter to the tenant (post on door AND send certified mail, then make repairs upon entry.  Rent due immediately upon repairs.  Do everything in writing.  ...and with the blessing of your attorney since he/she is privy to the state landlord/tenant laws. 

I've managed for many years before I decided to get back into the ownership side again.  This has worked successfully for me in the past whenever I had the unfortunate event of encountering the underbelly of society.   Sadly kids are involved.  Domestic concerns involving children should be reported, so there is a record of issues in the event its needed at the next property or someone looking into their background for jobs including children.  Its all of our jobs to watch over children, no matter how dumb their parents are.   You never know when you may be helping the family in other ways.

I have had very positive interactions with him.  No issues here whatsoever.  I would personally recommend Peter.  I have spoke to others that have had positive experiences with him as well.

Samson - I was reading your July 9, 2013 post, stating you were starting the application process. Did you get funded? Any issues? Length of time from application to funding?

I'm looking into this company to seek funding.  Curious, do you have a follow up of your experience?
