I'm a rehabber/wholesaler as well and mainly find my deals through direct mail but am wanting to start MLS offer's ASAP. I appreciate your step by step detailed instructions above..
Question's:
Usually with my searches in my areas I'm evaluating about 20-35 properties/day, and I make offers on 2-6. How do you qualify the 20-35 propeties/day - Foreclosure/Short Sales only??? Can you define your search criteria in the MLS?
asst will use a program called 'pdfill' to populate the date, address, and offer price in my offer template (offer template is a completed offer with everything signed and filled out except for those couple of fields I just mentioned) *takes about 30-60 seconds to fill this out.... Is your offer template a standard real estate contract or a made up offer template? It seems that most of the deals on the MLS make you jump through several hoops just to make an offer... Have you heard of a software rapidoffergenerator.com?

Since I have been using for direct mail for quite some time now I would agree that your focus should be on the list.
Paul,
You stated that you are not actually looking for deals at this time. Why? From your website it looks like you are still buying?? If not, what is your primary method of bringing in income? Do you have a bunch of rentals? Guru? Hope I don't sound to nosy but just curious thats all! Getting ideas of what I want to ulitmately do long term.

I visited your website in your profile - Nice job! If I may ask, I'm assuming you are advertising through google adwords - What are you averaging in costs to maintain? Do you advertise through directmail - If so what list has been most successful in your market?

"Honestly it is a lot easier to just have cash to do deals and make all-cash, no financing contingency offers in the right places IMO. If you can do that your cost of advertising goes way down because deals will start finding you."
What is your price point in the Austin Market? Just curious?

Currently I'm only sending post cards to Non Owner Occupied's. I find that the pre foreclosure lists most of the time don't have enough equity. The calls that I receive are qualified with at least 80% equity. The cost per lead is more but it also takes fewer leads per buy....

I'm not sure if I"m posting in the correct forum but I would like to poll the group for how much everyone typically spends on marketing per buy? Buying could equal wholesale or rehab/flip... I market through post cards and google adwords to NOO.
So far this month, I have received 8 leads/calls through the advertising mentioned above which is currently costing $106/lead. Out of the 8, we have one house under contract which we should wholesale for a quick $5K and take a low of $3k if necessary.
I'm interested in what everyone else typically averages with their cost/buy?
Thoughts?

My father and I own a lined steel pipe and fittings company. Our factory fabricates carbon steel pipe with Teflon, Polypropylene, or Kynar liner. This liner is used primarily to protect the steel pipe from very corrosive enviornments. Our major customers are chemcial and pharmaceutical plants.
I've been trying to wholesale these plants but no luck as of yet...LOL!

Hello everyone!
I have been part time investing in real estate in Houston, Tx for around 5 years. I mainly wholesale but am actively looking for a rehab/flip. Since I own another company in the Industrial industry, time can become tight at times. For the many reasons already stated on this site, time never seems to get in the way of REI for me! It seems that REI is more of a hobby than work.
I have been lurking here for several months and finally joined last night. I usually don't join websites but this site is different because of the network potential and other resources available. I look forward to connecting with as many of you as possible for help and to share my advice!
