Even though we are in a middle of an recession, how does that affect your building of homes?

because I see alot of this is not right time to build or do new construction but im sure that materials and ect are really cheap since things are moving slow correct?

do you also build in low income area or is it just middle class and higher end? what do you guys look for before you build

Making more money and paying less taxes is always the way to go...Financial freedom is the name of the game! I need to learn how to set myself up with the tax filings and ect

I was always brought to believe that OPM was one the best ways to grow your business? Or should I say leverage your business

Pleasure to finally meet you! I am new to the BP website and im already blown away by how much info is on thi site!

I know this may sound like a stupid question but how did you build so many homes at the pace that you did? was it because you had a built up track record and it made banks see that you were creditable?

especially moving into different markets, i mean 28 homes in 30 days or something like that, thats incredible!

This is an area I would love to get involved with one day!

Chris,

That does make a lot of sense. I guess as a young investor you hear that you want to build residual income or should i say money that works for you. However, as far as now, you and Jon are right, i need to get revenue coming in to get this off of the ground.

Im in the CT market? any ideas of things I can start with? Fix/flip actually sounds like a great idea.

With my investors wanting to fund deals, what would be one of the smartest routes take?

This is a really intresting topic for me. I want to know what is the goals for your RE company or just RE in general? and Did you meet your goal or not? and how was it along the way, was it stressful? or was it fun like a game!

Your absolutely right Jon! I have done some research and seen that you can create a ton of money from fix/flip especially if it is done right!

Here my question though?

How do you think I should source these deals? or go about taking advantage of this opprotunity?

Are you for the Buy & Hold approach? why or why not?

Hi Everyone,

I want to first start off by saying that everyone here on BP is amazing! i AM A NEW MEMBER to the BP site. However, You guys/gals do not understand what a major you HELP you guys are to young investors like me!! You guys give us a huge ADVANTAGE over the herd! If there is anyone i could be of help, DO NOT be afraid to ask!

Down to business, Im 20 years old and I completed my first real estate deal when I was 19. However, it was not all peaches and cream, it was more like a huge learning curve but i enjoyed every minute of it!!!!!

Now, im currently in the process of selling that deal but the market has taken a turn of of course which is causing that deal to take a while to sell! (any ideas??)

I did that deal with a private partner. I actually have a few private partners that are willing to fund my deals but for some reason I have came to a hault. I am a Buy & Hold investor. I want to build up enough cash flow so i can do this business full time. I would not mind flipping houses in the meanwhile to build up some cash as well to throw back into the business.

The private partners that i have are high networth indiiduals that are willing to back my operation but how do I getting this opreation off the ground????? How to I utilize the tools in my tool shed!

What would you guys do first!
