Does anyone knows where I can get data about the percentage of properties bought with the help of real estate agents vs the ones that are made by the owners in different countries (specially in Europe)?
Does any one know what is going on in countries outside of the U.S? How many transactions are mage with agents?

@Eric Schleif did you made a mistake in this sentance "So if you are looking at an income approach, I would think that the multi-family building would appraise higher in your scenario" beacuse in the sentance before you wrote "In your example with 2 similar buildings in the same area, the hotel would most likely have a higher cap rate on an appraisal than the multi-family asset". I'm a bit confused :)

Sue, I understand your point but I was asking theoretically from the same building from what type can you earn more. It doesn't matter if you don't like apples from one of them you can earn more...

Is it true to say that the worth of a building will always be higher as an hotel than an apartment building?
Lets say there are two exactly the same buildings both are 20 units of 1 BD and are located in the exact same area. One is an apartment building and the other is an excutive suites hotel. Both are managed perfectly. Will the real estate of the hotel will worth more than the apartments? How much more?

@Daria B. I'll look at those files.
I think the approach of looking at every property's condition to approximate the capex is a good idea. Since we are building a financial plan, we wanted to approximate with assumptions. But, not sure it's possible/safe.
Instead, our approach will be to only go for properties that require less than some % expenditure so that it fits into our financial planning. Unless someone has another idea.

How much do you allocate monthly for capex (capital expenditures) for single family homes.
I need to know how much to allocate on average for a portfolio of SFR's that was built after 1970.
