Hi everyone,

I just completed a home inspection of a potential rental property and the Radon report came back high - 18pCi/l. It will cost about 1k to remediate but my larger concern is will it deter people from renting and/or do I have to lower my asking rent price. One thought is to use it as a selling tactic but the other thought is to move on to the next property. Overall its a good ROI in a great school district.

Hi fellow PRO members. 

I am currently working with a local bank to fund a rental purchase under my LLC with a long term low interest rate. It's been a nail biting process and I'll know in the next day or so on the final approval based on current terms. In the process I am trying to build out my network of other lenders who will do long term fixed rates under 6%- in preparation for my next rental. Yesterday during my search I came across Dwell Financial out of Charlotte NC. Has anyone used these guys? Any other lenders that you know that will do long term, low interest and will write a loan under an LLC in PA/NJDE?

Hi James,

In my opinion, CASH is king and the cost of money is very cheap (assume you can get a lower rate then what was done in 2008) so refi the property under one note - cash out- and put it into another place to build your empire. 

my two cents but I'm sure their are more details that I am not aware of.
