I checked on the listing today and it had been removed.

Can still check on the zoning issue if it has not been changed already to learn.

"Listing as a duplex but has been leased as a quad plex for over 10 years. Fully occupied. Selling as is. Seller does not wish to get it rezoned for 4 units."

My Question is:  Does this property have to be rezoned?  

If so, before or after the new owner takes possession of the Title? 

@Andrew Boettcher Thank you for the additional information.  I did have the thought about paying the tenant to move out.

I have though a lot about purchasing a Duplex, Tri, or Quad. All of the ones I have looked at are completely occupied.

What do I do after IU purchase the multi to be and owner occupant? Inform one of the tenant's they need to move out and give them enough notice, then move in?

If so, would I need to look at the local laws on how much notice I need to give them to move out so I can move in?
