Im making a rental estimate calculator that I think will be much cheaper , and more accurate than the alternatives ( data looks great so far ) , plan to launch in 1-2 months , collected comps and other data ~6 months , and accuracy looks better than alternatives .

- If youre a PM & ever paid for rent estimator tools , ill be happy to make it worth your while  ( $30 for 5 min of your time ) - please DM ! 

Else please tell me your pain points 

Q1- Which rental estimation platform do you use currently ?

Q2 - If you use a paid account . Why do you use it ( eg: “ I want more comps “ , “ I want professional branding on reports “ … )

Q3 - What is your primary use case for your paid subscriptions :

Examples : ( “ lead generation - I send potential clients a branded report “ , “ im interested in repricing my rents with existing clients” )

Q4 - Is there any feature that you think is lacking currently in the popular alternatives

( examples that im thinking of “deselecting comparables - like removing some that you know will skew scores “ , “ I want to deselect comparables - because I have a better idea of what the rent should be so I want the report to match my gut “ )

Hi all , 

Looking for recommendations and advice . I recently purchased SFH in greensboro ( Im in california ) . Im looking to buy a few more this year.

Problem : Im having trouble incentivizing my property management company to look at fixes that are typical ( their incentive is not the same as mine , which i understand ) , they kind of drag their feet .

Background :  In general properties im looking at are small repairs  <10% of property value (  Roof replacement , replacing old pipes . tree trimming etc ) and other fixes  that are common ,nothing large .  

Q1. Recommendations on remote investor friendly PMC that will help coordinate these. 

Q2. Recommendations on GCs ( in case i decide to go that route ) , that you folks have used as out of state-investors ?
