@Douglas Spence Thanks for the reply! I just finished reading “Managing Rental Properties” and I have those 2 up next.

What concerns me most is the rehab and getting the property “rent ready” after purchase. Do you oversee this part or does your property manager (if you have one) help with that? I’ve listened to a few podcasts where @RichCarey has mentioned how he does this, just not sure how common it is.

Share your first experience about the time you finally decided to dive into the world of long distance real estate investing! Or maybe the time everything finally clicked as an out-of-state investor.

For context- I’m military living in Northern Virginia and I’m not a fan of the buy-to-rent ratios here. I have my primary which I am house hacking and will have an O.K. cash flow when I leave but I’m not interested in pursuing anything else in the area.

I’d like to try my hand at out of state investing where the buy to rent ratios are more attractive (I’ve been eyeing Cleveland) but wanted to here some methods to help plan everything out.

Hi all-

Active duty Coast Guard here preparing for a potential PCS in 2022. I’d like to know if there are any suggested areas along the coast that have decent rental markets? Ideally, I’d like to stay in the lower 100s (we’ll see how the market goes) for multi or single families. Obviously, I don’t have 100% say in where I PCS, but there’s some. Texas and the DMV area (current station) have good likelihood’s.
