@Josh Nix, thanks for the local input, I will definitely try to check out the Lincoln REIA. I am assuming you are talking about private money when you say other people's money?

@Rosston Smith and @Account Closed, for an FHA loan, I thought that you had to be an owner-occupant to qualify?

Thank you, @Brandon Battle, I didn't know that that was a norm to have the proof of funds in this scenario.  I will remember that and make sure to line up financing ahead of time.

@Nathan Click, I will keep looking for institutions that will lend to me and I will be ready for the 25-35% dp.  Thanks!

Hi everyone, my name is Graham and I am a newbie investor in the Omaha, Nebraska market.  I am currently a college student majoring in economics.  I am looking forward to getting more involved in real estate.  In the upcoming years, I plan on starting a wholesaling business which will help grow a rental portfolio of small multi-families.  Further in the future, I would love to get into investing in large apartment complexes and new land developments.  I look forward to meeting some of you on BiggerPockets!

Thank you for your input @Brandon Battle.  I will definitely look into those local REA meetings.

@Chris Pohlson, my father did say he would cosign for me if that was needed and he has excellent credit.  I'm assuming he would increase the chance of obtaining traditional financing by a lot?

As far as wholesaling, the seller will not accept an offer without proof of funds or pre-approval from a lender so it would be a long-shot to get it under contract.  But, birddogging might be an option.  Can you explain it a little more to me, and how I would go about birddogging this property?

I found what appears to be a great deal on a duplex and am looking for financing for the property. The only issue is that I am a college student with very little credit history and only a part time job. Are there any lenders that have been known to work with investors to get their first deal? I am located in Omaha, Nebraska.
