Hey John, every previous comment here are good avenues to educate yourself on and possibly explore. My two cents is that you want to keep the right mindset when faced with challenges. It is easy to focus on the fact of not having enough money. However, ask yourself how do you find enough money? Start by talking to people who have money and see if they are willing to partner with you. Find lenders and see if they can help you. See what you have that you can leverage. There are multiple ways to find money. The key is to know how to search for it. 

My current method is looking up local lenders in my area and asking them if they work with first time investors and how. I am also attending meet ups to see if there are any potential partners there. 

Keep at it my friend and you will be just fine.

@Patricia Redsicker One thing that I found more useful than calling a list of random investors was finding a good agent and talking to him. Others may agree or disagree but I would start with finding a good real estate agent before a lender. That is only if you have not already found an agent. My main criteria was that they have experience dealing with real estate investors. Bonus points if they are investors themselves. Think of it this way. When at a restaurant, would you want to order from a chef who only cooks/prepares their dishes or the one who also eats it? A good agent may be able to refer you to a lender that they deal with. This will save you time and energy. Best of luck my friend.

Congrats on your business accomplishments my friend. I agree with Jonathan. Your businesses should be your leverage vehicle. If I was in your shoes, I would write down all of the ways that I could use my businesses to further drive my goal. How can I fine-tune it for my purpose and how can I further offer it to serve someone else's? Keep creating those bonds and making sure that you maintain the healthy ones. My mindset would be: I need a "good" lender. Ok, how do I find and connect with a "good" lender?  We may be freshman now but we will become seniors in the near future. 

Patricia, I am new too and still trying to figure things out. I am not sure if I qualify to be a mentor but I qualify for being an adventure buddy as we both navigate our way through the real estate world. House hacking is what I am working towards and spending as little money as possible. Then, while my roommate is paying my mortgage with their money, I am already working towards my next move. It can be intimidating but keep making progress and surrounding yourself with people who share similar goals. As for the money part, use my mindset. It is not You don't have enough money but more How do you raise enough money?. You can apply that kind of mindset to any situation. Best of luck to you my friend.

I am very new to the real estate world and am intimidated by the competitive market as well. However, I know that location is always a major factor. Therefore, I have changed my mindset. If you can't swim with the big fish in one pond, find another pond where you can become the big fish and learn to grow there.

First, I am not a RE agent. However, from a customer's point of view. You are not wrong in the actions that you chose. I would want an agent who will look out for me and offer me suggestions. You were doing just that and at the same time building a level of trust. That is what I seek the most out of a good agent. You tried your best to explain the reasons behind your actions but you may have to explain further. In his position, I would have needed you to explain further and in a way that I would understand because I too am very new. If he still chooses to walk after that, remember that you will always find another client but don't close that door on him completely. Best of luck to finding your answers my friend.
