I am a new investor, looking to buy a single family or duplex in Jacksonville, FL. A agent recommended FL 322O9, but it looks to me it is a D class neighborhood. He believes the cash flow is great. I would be grateful for any input on neighborhoods that are B or C class in Jacksonville.

With the income to debt ratio try to keep your income high. the higher the more you can put to paying off the student loan. with a low income you have to make a decision to either save after immediate bills are paid or pay off the the debt you want to pay for credit, either or the student loans are being paid.  Learning how to Maintain a credit score would be in your lane for help. then get into savings once you maintain credit. Real estate should be calling your name! fix and flip to pay loans faster would be my suggestion or buying property from friends and family at cheap prices and selling as is!
