Yes, it really depends on who is asking -- What is your risk tolerance? Ultimately you are putting your home on the line as collateral in case your investment goes south and you are unable to make the minimum home equity payments. Perform the calculations as to what the monthly payments is, and see if the spread is large enough to turn a profit.

To date, we have done our own research, but we're currently evaluating Haines Criss+Cross https://www.haines.com/haines-criss-cross-directory/. These guys are very specific to select states, though, but they currently cover our target market.
There are more national ones, like https://www.reonomy.com/ and https://www.axiometrics.com/axioapartment/ that you can look into.

Another option is to start digging through the county assessor websites for property / owners based on the criteria that you are looking for. It's a bit of investigative work, because most likely you will find that most or all of these properties of this size will be held by an LLC or a corporation -- from there, you can proceed on trying to find names behind those companies by searching in the Secretary of State filings in the state of which that company was formed.
Once you have your list, start calling or mailing.
If you don't want to spend the time doing this on your own, there are subscription based services out there that aggregate this data for you, but of course for a price. And not all of these services are created equal, as you never know how accurate or up-to-date their databases are.

I was tinkering around on this site just out of curiosity. It looks like you want to choose Advanced Search, then choose Type 4C (Apartment) if you want to find commercial over 4 units... Otherwise choose Type 2 - Residential 1-4 unit.

Hi, I've been listening to the podcast for maybe a year now -- I created my BP account a while back but never really posted anything or introduced myself, so here I am!
I do not have any investments at the moment, but I'm eventually looking to get into multi family properties, probably closeby to me as I want to gain the experience without the long distance. I've been learning a lot from the podcasts, and hoping to spend some more time learning even more from this site and from the forums!
