I recently just inquired with a number of lenders to secure financing on my first two-family investment property in Eastwood.  I found SEFCU and NBT to have by far the most competitive offers of the 8 or 9 lenders I contacted.

Both require 25% down and have different point/rate offers.  If you would like I can give you contact information for the loan officers at each.  Either one should be able to set you up with a preapproval assuming you qualify.  At long as your debt to income ratio is favorable and have available assets for down payment and closing, I wouldn't see being a renter as a hindrance. @Jerry Padilla also seems very active and may be worth approaching about financing offers.
