I just called the business licensing department and spoke to someone who said I need to use the address where I will be physically working from. Since I'm working from home she said I cannot use my registered agent address in Tacoma, I have to use my home address in Vancouver. This makes sense, but I do not want my home address because it would be available for public eyes. 

When filling out the BL application, there is the possibility of filing the BL in two cities within WA state, there's just an additional fee for the second city. 

My question is, if I want to retain my privacy, should I just use the registered agent address for the initial location and then add on Vancouver as the second city of operation?

I formed an LLC in Washington State, used the UBI I received to obtain an EIN and am now wondering if I need to also file for a business license too. According to these general LLC startup guides, you do, but I do not and will not have a store front. So is the business license really necessary?

I also went through the motions of registering for one online to see what questions were asked and noticed that, because my registered agent is located in Tacoma, (using that address to continue my anonymity) it was suggesting I also register in the city where my home office is located and where I will actually be conducting most of my business from.

Just looking for some guidance on the subject and appreciate any insights you have.

My experience with my out of state rental was generally stress free and positive. Since the numbers look pretty solid in the pro forma you shared, the biggest factor is finding a property management company or individual who has a good track record and you feel comfortable with them. Do a search online for PMs around the area of the house and speak with at least 3 of them. You'll want to find out what the going management % fee is and try to find a reputable (positively reviewed) PM that is on the lower % end.

If you have either a CPA, an Attorney (or both) who you really like, I would really appreciate hearing about your experience.

I'm looking to start a new business and am looking to find both a CPA and an Attorney who are experienced and well versed in Real Estate. I don't mind working with them remotely since that will open up the pool of possibilities to find the best candidates. Probably makes most sense to have the attorney be licensed in Washington State since that's where I live, but I don't mind the CPA being anywhere within the US as long as the know RE laws and are at least familiar with any intricacies within WA.

@David Marsceau I'm getting both a personal and a partnership Real Estate business off the ground as we speak. If you are interested in learning as I go, it might provide a good opportunity to see what it's like from inception to first deal and beyond...assuming all goes according to plan. :) 

I have a couple of areas where I know I could have you help right off the bat. You could even do these activities remotely, so you don't have to make the drive up to me. But it would be good to meet in person first. 

I'm in SE Vancouver, so it'd be a bit of a drive for you, but if you're interested in tagging along and helping where you can, let me know.

I have a friend who only buys properties in that area and has done really well for himself. He has adopted the buy and hold strategy where he upgrades the units with granite countertops, new carpet, paint throughout and W/D's, then just sets the rent at the rate of the (normally furnished) comps to set himself above the competition which allows him to find the better tenants that way. The tenants are the key there since the damage and wear and tear can easily wash away any positive cash flow in that area and price point.
