I am interested in any experiences dealing with the death of a tenant with no heirs.  My tenant passed away and was not found for apparently several weeks, so the smell in the house is unpleasant.  

Interested in a few things:

1. How long do I have to keep their belongings in storage if at all?  

2. Cleanup process and how to best get the smell out of the house?

Are there any banks or lenders that offer less than 25% down for a multi-family property? If this is the only option with multi-family properties, does anyone have any creative ways around it other than an FHA loan?

Hello everyone!

When looking at properties occupied with tenants, what do you ask for in order to help prove the tenants have been paying their rents?  

Is that something that I can ask for?  Or are their fair housing laws that prevent that information from being shared?
