@Frank Romaine That was a topic that I was wondering about. When you say accumulate a few years of tax returns under the LLC, what were you holding / operating from the LLC during your seasoning?

Great feedback. I appreciate it. This will focus me in my search. Great insight on spending the appropriate amount of time in finding the best financing, that point is becoming very evident.

Hello BP, Was wondering if those of you that purchase your buy and hold properties under LLC's can give me some info / tips on securing financing. All the lenders that I have contacted seem to clam up when I start walking down the LLC road discussion. We do currently operate one property outside of an LLC and are looking to purchase the next shortly. Ideally I would like to get this new property under better protection and build out. Any feedback is much appreciated! Thanks, Greg

Hello Everyone,

New to BP but not so new to real estate.  Looking to expand further into buy and hold rentals.  If you are in the STL area please reach out.  Would be nice to meet some local investors.

My wife and I have always used a realtor to rent our condo.  This time around we wanted to pocket those associated costs.  We have found a tenant and I have built a solid lease agreement.  The question is do I need to have it notarized when the parties are signing or are the signatures tracked through a process like focusing appropriate?  Any feedback would be more then welcome and appreciated.  Thanks
