Can anyone help in understanding current rental demand in North Dallas and Denton TX. I'm looking to purchase a duplex - quadplex but am having a tough time gauging what the current vacancy rate is. There seems to be a ton of inventory and most multis I look at have a least one unit vacant. What I am trying to avoid is purchasing a property and having one or more units sit vacant for months. What is timing looking like for filling vacancies on 2 and 3 br apts and are rents holding stable?

I have, trying to avoid yet another paid subscription. The free version has limited data.

I'm trying to find data sets where I can pull in median rents across the country along with median home sale prices. I would like to analysis the entire country, either by county or MSA. Does anyone know where to find large datasets that provide this info. I've looked at Redfin, BLS, HUD and a number of others. I can pull bits and pieces from various sites, but the data isn't standardize making it difficult to analysis.

Has anyone had success with buying and renting new construction SFRs in the DFW area? Is inventory as high as you hear in the media and are builders offering financing at more competitive rates?

Thanks for the insight all. It has certainly been a challenge finding cash flowing properties in area where the demographic are favorable. 

I'm starting to look into the Huntsville market. What is the multifamily market like there?
