Thanks matt im trying to buy another property to fix and flip...have 30k for down payment and closing cost, lender is doing 80% purchase price 100% rehab...but going to need at least 30k for cushion money 

thoughts on this ?

How far is too far to drive to invest in rental properties or.... buy cheap and flip for 15k to 20k profit and lwt someone fix and flip it ?
