I'm looking for a computer program or printing software in order to mass produce my yellow letters. Anyone know of something like that?

I met a cash buyer/rehabber who will buy wholesale deals from me but in a nearby market that I am not familiar. I decided to track down a RE agent from that particular area to help me locate properties and vacant homes etc. The agency has been accomodating and investor friendly. The market is apparently "hot". They've emailed me properties of all kinds in that area meeting the criteria for my buyer. I asked the agency what kind of deal structure we could create together. They offered me 25% of the deal. 50% goes to agency and other 25% goes to agent that is directly helping me. Is this a good deal? I'm trying to lock up my first ever contract to wholesale and Im excited about 25% since all Im really doing is matching my buyer to a property sort of like finders fee. So a few hundred or thousand bucks is okay for me. I know I could prob lock up deals myself but as a new parent who works as a full time teacher and I also play live music on the side to help my wife stay home w baby - it's kinda the best I could do for an area thats about 60 miles away etc. it would be tough for me to drive out there myself etc. any advice?

Hi. I'm new and I have analysis paralysis and shiny object syndrome..(downloading books and reading real estate forums and trying everything). I like to thinknof myself as a smart, analytical type. I aspire to just wholesale my first deal for not alot or no money. I live on treasure coast of florida. I just want to get a deal! Ive been educating myself for about 4 months now and i feel i have just enough knowledge to get and close a deal. I have taken action but just a little here and there. I need a slam dunk easy place to start. However.. i work full time as a teacher, have our first child.. beautiful girl almost 6 months old, and I play and sing in a successful acoustic band on the side. I get up super early most days about 3:30am or so to get time to myself but often get sidetracked reading and talking to others in this biz. I want to target some kind of list or probate lists etc but need a strategy. For now.. im trying to organize things, delete email subscriptions and just declutter now that Ive been sucked in... any suggestions?
