Thank you for all the replies! The property will be a flip and the location is definitely in a sellers market. We are going to be asking for top dollar so we will likely replace (although I like the home warranty idea).

Hi, guys!

I am in the process of rehabbing a property in Central VA and I'm torn on rehabbing or replacing an old HVAC (15 - 20 years old). We got it to work but the unit is an eye sore.

Does anyone have any thoughts on the ROI behind replacing an old HVAC?

I recently purchased a city lot in a desirable area and I'm debating on building an under-over duplex vs. a single family home. My plan is to build the over-under duplex and sell two units. This will be new construction and we plan on selling both units (not renting).  Has anyone had experience with this format?  What are the pros of cons of an over-under duplex vs. single family format for maximizing profit on new construction?

Does anyone know if a license is required to be a HML in Virginia? If so, what type of license is generally required.
