I will definitely consider this approach, and I agree building relationships is really important to build trust and loyalty. It's been a while since I've read Rich Dad Poor Dad, but I like that reference of 1 in 1000 agents. Good stuff, much appreciated!

@Rick Pozos Thank you for your response. Very interesting that you mention driving for dollars and Marketing, my wife and I were just talking about that today. It's really a needle in a haystack on the MLS to find a good deal, but I'm with you on going out and finding the deals ourselves. Your response is definitely a sign to take action and go knocking on doors to acquire a good deal and make things happen.

@Scott England That's exactly what I don't want to do, I don't want to waste someone else's time as well as mine. Looking for good deals in SA, TX is starting to seem pretty slim, but I may just have to get a little more creative on direct mail and go door to door.
