location of the property is just near main city road - 10 min drive to city centre. It's in the capital of Slovenia (Ljubljana). The property is surrounded by quite large apartment complex. The shop within the building is going to be sold at auction as a foreclosure. If I'm successful at auction, I plan to renovate the place and rent it out as a dental clinic (it could be also any other business of course). Auction is at the beginning of October. According to location, I am not afraid for commercial buyers.

Why is the money involved more expensive? Is it because loans for commercial properties are more expensive then those for residential properties?
