Ok, thanks. as it stand for me I don't have any capitol and my 1st rental ( my old house ) doesn't have enough equity for me to pull to make another purchases .Any suggestion on how to buy multi-family unit other than Hard money lender? And if hard money lending is the end result ( nothing against them, I'm still learning ) , does anyone know a lender in the Baltimore Maryland area that will lend this rookie something . Any advice will help.

I live in Baltimore Maryland . I'm new to this and I've checked with some local REIA for mentors and guidance. Some want me to come out my pocket , while others don't answer the phone unless I enroll in their expensive class. This is the only place where I've found answers since I signed up.

I'm new and I have 1 rental looking for a multi-family property in Baltimore Maryland. I just brought my new house which allowed me to rent out the old one. Do I really have to live in the multi-family house if and when I get that property? Are there any other ways to get around it?

My apologies about my last posting. I wasn’t too clear. I had my first home for some years, once I got married my wife and I need more room so went the the whole house hunting/loan process and moved out. The original house had such low mortgage that I was able to keep the house and get a new house without hurting my pockets. Problem is my 1st house doesn’t have enough equity for me to tap into it to get other properties and I’m not touching the new house equity to get properties. I haven’t done house hacking yet ( don’t know if I can or how to get around it)

Put his information on blast( Home advisor, Angie’s list and any other websites etc. ) on the web and word of mouth to any other real estate investors not to use that company.
