Hey Joe thanks for the response, i have a 2/2 for 50k. Needs alot of work coukd possibly be a 3/2 but it sits in the neighborhood of 200k ARV. Its in rhode island.

My questions is what are your options to make money on a property when you have it under contract but can’t find a buyer ?

Is it all over should you back out and collect your Ernest money or is there something that can be done

Alot of selfish liars on this post, we all know most ppl who get into the business started from nothing to make something. 

It's clear to see Alot of people on this thread  don't want to share secrets but there's ways to do anything in real estate brother just have to connect w the right ppl & not the ones who are against competition

it's funny how all these people are acting shocked as if they never heard or used a proof of funds letter before. 

There are places u could find the letter sis, & no u can't go to jail 4 it, worst thing is they not accept it but really it's all in how u present your whole deal.

If u let your Realtor know he will getell 6 to 7 percent offrom the deal they will work in your favor 

Do not listen to ppl who are trying to just down play what your doing so u won't have a chance like they all did, keep pushing foward & and listen to the gurus not the bloggers that don't care 4 u making deals.
