Thanks @Jeff Kehl! The reason I want to get into multi family housing is to reduce risk and lost income during vacancies. Would you say that is true from your experience in Rome? 

Since college students aren't the only major renting group but still major, do you see an increase in students semi abandoning their apartments during the summer or winter break?

My other concern right now is getting a grasp on financial aspects of buying property. How do you general purchase your properties?

Thanks for the guidance. I wil check out those podcasts. 

The college areas I am looking to buy near are both KSU campuses, Berry, LaGrange and West Georgia. All are within an hour. 

KSU area has growth, close to me but more expensive.

LaGrange has a growing downtown but not a strong downtown living area.

Berry/ Rome GA seems to have the most opportunities for buying multifamily houses but I am not as familiar with the area.

UWG/ Carrollton has little competition and more than likely would have to build.

Any advice or experience with those markets is appreciated it.

I am looking to become a landlord in multifamily properties near colleges. I am still learning the legal and financial issues with becoming a landlord.
