I am in Indy as well. I would recommend making the INREIA and CIREIA meetings to get to know the community. They now meet on different nights once a month. Check there websites for information.

Shawn is a great resource. It's not so much "what's the right area", but "what's the right area for you" there are great deals and bad deals all over Indy. I think it really comes down to knowing your niche. Rental, flip or turnkey and do you want to do high-end or low-end? Know who your customer is and what they need and want - just like all business.
