@Bjorn Ahlblad @Matt Ziegler thank you both very much. I have to transfer this particular property into the LLC by quit claim because its a 1031 exchange from our names. But ill be sure to change over the insurance as soon as the quit claim is completed.

Hi Everyone with experience with moving your title into an LLC for corporate protection. Once the title transfer has processed, in terms of switching all the bills into the LLC bank account, do I just move the mortgage, insurance, and all utilities to the LLC bank account? or is there anything I need to be careful of so my mortgage doesn't come to call? Thanks everyone!

@Will Kenner Thank you so much for so much detailed clarification!  Im working to discover what all of those costs are!  Im hoping Im not missing anything.  For example, would the tenant be responsible for exterior landscaping and the parking lot as well?  Does that all fall under property management.  Ive always managed my residential properties so this part is a bit new for me. Thank you

Im purchasing a 5000 sq ft industrial commercial flex space and its my first time doing this. I mostly own single family residential. Im using a commercial brokerage. Im wanting to understand the finer things when it comes to NNN leases. Id be charging for taxes, maintenance, maintenance and insurance. Do I set up the utilities and such and they pay me? When its time for payment on taxes do I use the money they gave me or are they responsible for paying them? The more information I can obtain I would be extremely grateful! Thanks
