Hello! I am seeking to connect with some networking groups in and around Boston MA.  I am based in Burlington so MetroWest would be best, but open to connecting with folks in other areas too.  Can you wise folks please advise on your favorite meetups and/or where to search to find them? Where do you focus most of your marketing? How do you decide what is top priority? I only have so many hours in the day and I am trying to figure out the easiest way to do marketing and bring in deals without tons of effort (isn't that what we all want to do?). I am hooked up with a seasoned investor who hired me to bring in more deals. He has tons of projects going on right now and historically gets his deals through word of mouth/relationships or online/in person auctions. It has been a few months with me on board with no closed deal and I am getting frustrated (I have brought him opportunities though and made a handful of offers but the margin wasn't there). Starting to wonder if I need to change something I am doing. So far I do targeted direct mail letters, follow up voicemails through an automated ringless voicemail service, follow up emails when they are provided and good old cold calling. Where is the biggest bang for the buck for someone like me? Vacant, Probate, Foreclosures, Expired MLS? I am eager and willing, have had a number of leads, conversations on the phone with sellers, etc. I consider myself educated and a good communicator and have been doing diligent follow up. When does this work start to pay off? How else can I target and prioritize my efforts? And streamline them with technology and automation? Sorry, long post. @Enis Shehu and @Matthew Perry I should mention that the investor I work for has said 

"the last thing he needs right now is another project" so at least he is busy and not eager for another one, but I want to bring something in the door!

@Enis Shehu Hi there fellow Bostonian! I just wrote above to @Matthew Perry about Marketing. I am relatively new to the investment business and one of my primary jobs is generating leads. I have brought a number of leads to the lead investor here, which is great but nothing has closed yet and I am starting to get frustrated! (It has been about 6 months). I would love to talk to someone about what I am doing and how I could be doing it better.

@Matthew Perry thanks for the hello! Hi back. I have a question about marketing - where have you found investing most of your time and energy in marketing pays off the most? We do a lot of direct mail (vacant, expired MLS, foreclosures, etc.) and cold calling. Where does everyone get their lists primarily? I know about US Lead Source/List (Can't remember which one) and we get some from PinPoint Profits (Connected Investors). I recently started skip tracing as well using Batch Skip Tracing. TLO turned us down, very tough to get in with them even though I researched here how to get signed up for their service and thought I did it right. What about Lexis Nexus? Does anyone use that?
