@Jeff Schemmel I think that as a business owner - which owning Rental Properties is - you have to pick a strategy and stick to it. Long term you will save a lot of time and money doing the same thing every time. So you can choose to always work with your tenants and give them time, payment plans, etc... or you can choose to be filing eviction after two late notices and no payment after the 15th of the month. Personally on my rentals I choose to work with the tenants as they are low income families on various subsidized programs. As a property manager I encourage all of our clients to be prompt about filing eviction as that is the best way to make sure tenants know that you aren't going to play the long game with them and so they don't fall months behind. There is a time for mediations before eviction and the tenants can sign a payment plan at that time that will be enforced by the courts and if they fail to meet those guidelines eviction is much easier. We always use the inclusive screening because we have so many units to rent and manage. You can still deny based on credit - if there is something that could show their inability to pay rent. So any collection would do that. In your case if you only have one rental you can use the individual approach and be fine. DM me if you have further questions.

We do a lot of bedroom additions and basement finishes for our Property Management clients and others! Adding an extra unit is a lot harder on the code and City Permit side of things. Adding a bedroom is something we do all the time - you need to be aware of City Codes for stairwell clearance, egress windows, electrical, HVAC, etc...if you have any questions please feel free to ping me!
