Ive been using reonomy for off market properties and has proven useful, just wanted to see if costar provided the option to search for off market properties as well and how good that information was

I just started my commercial real estate career and I specialize in commercial land, would getting CoStar be a worthwhile investment? I have a lead that I would love to send out more information to and hopefully get their listing representation once they see the value I provide. I've tried getting comps and other market information but it is very difficult to get accurate or any data at all off of other sites such as reonomy. I did get good information from https://www.narrpr.com/commerc... which has good, free information even though some of it is dated but no comparable sales, etc. It seems to me CoStar is at the top of the line for CRE data which is why it is priced so high but is it worth it? I have a broker in my office who has it, should I ask him? What do you guys think?
( I want basically access to all if not a majority of North Texas)
UPDATE: I have a zoom meeting with one of their sales associates tomorrow but I wanted to see how the Bigger Pockets community felt about it first.

What is the average time for a commercial land to sell in the dfw area? I know there's a lot of variation but what is the average? This is for on market properties. Thanks for any help.

The title is pretty self explanatory, I am trying to find a method in finding recent changes in zoning for my city. I am located in Fort Worth-Dallas area. Thank you.
EDIT; I found the individual cases that have changed or the petition to change the use on the city website but I mean the more widespread change in the use of land usually for a whole neighborhood or similar.

@Steve Morris hey Steve, thanks for the reply. I am in the DFW area in Texas and KW has a big exposure (Texas is one of their main markets). I am leaning more towards industrial (crazy growth here for warehouses) and retail, as well as multi family.

I just passed my real estate license and I am considering starting out in CRE. I just got an email from a team in KW Commercial and am heavily considering doing by sponsorship there. I am currently in university but completely online and I was wondering if my involvement would be limited. I usually have about 2 classes per day that range from in the morning to late afternoon. What are you guys thoughts on starting in commercial in my junior year of university?
@Dalton Dykes I’ve been studying and taking my courses these past couple months and about to take my exam. I’ve been doing market research on the area I want to specialize by researching and going to open houses on the weekend. I also started my social media accounts and share the houses I see at the open houses as well as some I find online and have gotten a decent following on IG and got viral on tik tok. Not necessarily a must but in the long term I think it will help. Right now I’m focusing on making a website that will generate a steady flow of leads and is SEO optimized as well as making my business plan for how I will conduct real estate as an agent.
